We will contact you shortly to match up properties to your requirements and get you booked in! If we have nothing that suits, we will keep your details and contact you when we do. If you have seen a specific property you are interested in, we urge you to contact us via phone as soon as you can as they get snapped up very quickly!
We love viewings, especially meeting new people and getting excited with you whilst finding your next home! We are here to help you make that big decision by giving you as much information as you need whether that be about the property, the letting process or simply how to secure your next home. We offer exclusive appointments during office hours, weekends and run an ‘out of hours service’ to help those who finish work late! When you book a viewing we send an email confirmation of your appointment telling you everything you need to know.
How to apply
Its simple! If you like the property we will confirm a few quick details with you to ensure we have the correct information. We will then finalise with the landlord(s) and ensure they are happy to proceed. Once confirmed we will send you a copy of our applicant consent form and rules of application. The form is sent to you in an editable PDF format via email using DocuSign. You will be able to complete the form from any device and electronically sign.
Assured Short-Hold Tenancies
Before the Tenancy Starts
Holding Deposit (Reservation Fee) - 1 weeks rent
Security Deposit - 5 weeks’ rent (6 Weeks’ Rent on Properties With Rent More Than £50,000 a Year)
During the Tenancy
Variation, Novation or Assignment of the Tenancy Agreement - £50.00 Including VAT
Rent Outstanding for 14 Days or More - 3% Daily Interest Rate (above Bank of England Base Rate)
Payment of incurred costs for the loss of keys/security devices - Itemised quotes per case
Payment of any Unpaid Rent or Other Costs Associated with Your Early Termination of the Tenancy/Breaking the Contract*
*The Tenant will be required to put their request in writing for the Agent/Landlord to approve. The Tenant will be required to pay the rent until the day before a new Tenancy commences + paying the Landlords’ reasonable costs incurred in identifying a replacement Tenant.
Other Permitted Payments
Any other permitted payments, not included in the above table, under the relevant legislation including contractual damages.
Once the application fees and holding deposit have been paid you all applicants will be sent a link. The link will be sent direct to your nominated email address and will give you access to your full online application. Here you will be required to provide details on you as an individual, previous addresses in the last 3 years, bank account details, national insurance number, passport or driving license number along with details of your employment (if applicable), current accommodation and next of kin.
Our specialist referencing team will then run a credit check, immigration check, electoral role search and obtain references for income and current accommodation. You may also be asked to provide supporting documentation. Your referencing outcome can take anywhere between 24 hours to approximately 5 days (on average) to complete, subject to how quickly your referees respond and providing we have all correct information from you. Once all is completed we contact you to confirm the next steps via pre move in.
Pre Move In
We liked to be organised, so much so that we do it all for you! We will call you to confirm your referencing outcome and if successful the next step is to confirm your move in date. We do this verbally and confirm via email explaining what to bring with you, monies owed, how to pay, our office address and anything we feel you may find useful ready for the big day!
On the day of move in we will have pre-arranged an appointment with you to come into the office, sign your tenancy agreement, pay your first month’s rent, deposit balance and go through any information you may need to know. Don’t forget to tell us how you like your coffee ready for our appointment. We will ensure your move in appointment is an enjoyable experience and completed as quickly as possible so you can get on with the move!
Post Move In
The next steps are getting the essentials set up for you such as changing over the utilities, providing you with bank details for future rent payments, and much more. Don’t worry, we take care of this for you and to help our lovely tenants, we have created a section of this website called My Area. My Area is an online tenant organiser giving you 24/7 access to anything you need to know during your tenancy. This is only available for managed properties and is a unique service we offer created especially with you in mind.
