Get rid of everything apart from the bare essentials

Fresh air
Ensure the property is either well ventilated or windows are opened regularly to circulate fresh air into the property.

Clean & Tidy
Ensure your property is exited, maintained and received in a clean and tidy condition. Pay attention to obvious areas such as windows, kitchens, bathrooms and carpets.

Appliances
If you are renting the property either part-furnished or fully-furnished then ensure items such as the fridge/freezer are defrosted, cleaned thoroughly and switched off between tenancies. Opening a odorous fridge is never appealing. Tenants will often check the cleanliness of other appliances including the oven, hobs, washer, dryer & dish washer.

Neighbours
I It is often a good idea to meet and introduce yourself to the neighbours of your rental property if you do not already know them. The benefits of this are, should there ever be an issue at the property while it is vacant or tenanted, then they will more than likely assist and contact you where required.

Decorating
When decorating your rental property use neutral colour schemes throughout. This does not necessarily need to be magnolia but by using soft, light and warm colours you can achieve a welcoming property.

Be objective
Don’t over look flaws just because you don't mind them. By ensuring your property is finished to a good standard not only will your tenant(s) be more likely to look after the property but this will also help you secure a reputable tenant(s).

Finishing touches
Ensuring your property has a fresh, welcoming feel will make a huge difference. This can often be achieved by using fresh flowers, air-fresheners (vanilla, coffee, etc) and the use of soft furnishings to complement the decor.

Energy efficiency
Setting your rental property up for the future is key. Ensure all aspects are as efficient as possible and use low energy lighting, loft insulation, double glazing, etc. This will also help improve the properties energy efficiency rating making it more attractive to potential tenants.
Long term options
Hot water & heating systems
Applicants often ask and look for properties with modern, energy efficient, combi-boiler heating systems. A new, quality system will not only appeal to a tenant, but may also save you money in maintenance and repair bills.

Windows & Doors
Upgrading to modern, energy efficient UPVC windows & doors will reduce tenant bills and increase security at the property.

Flooring
When re-flooring your property consider both the use of a quality laminate floor throughout the ground floor and a hard wearing neutral carpet for the stairs, landing and bedrooms. It is often a good idea to ensure having the carpets professionally cleaned is a condition in the ASTA when the tenant is exiting the property. This way the carpet will be clean and fresh ready for the new tenants.

Decorating
When decorating the property use branded paints and popular colours which will not be discontinued. This will help ensure touch-ups can be carried out between tenancies. It is often a good idea to purchase more paint than required and keep a spare can of each colour inside the property.

Low Maintenance
Most tenants will not want to be spending all there time gardening & cleaning. Keep the property simple and its gardens attractive but low maintenance.
